§ 6-3. Buffers.

A 50' buffer from the normal high water line is required for all buildings within the AEC and exemptions are allowed as per CAMA regulations. This buffer is the CAMA 30' buffer plus an additional 20' buffer. A landowner may choose to have an engineered stormwater plan which maintains 1 ½ inches of stormwater on said property in lieu of the additional 20' buffer. If a lot is deemed to be unbuildable due to the additional 20' buffer and/or the engineered stormwater plan, then a variance shall be given.
