§ 2. Information required in the manufactured home and recreational vehicle park preliminary plans.

  • The preliminary and final plans shall be submitted to the planning department showing the following on one or more sheets. Unless otherwise required in this section, a scale between one inch equals 40 feet and one inch equals 100 feet shall be used, as approved by the planning director or designee. In all cases, the proposed characteristics shall be shown in a manner that shall distinguish them clearly from the existing characteristics of the land.

    2.1.

    A location map showing the MH/RV park in relation to the area within a one mile radius.

    2.2.

    The name of the MH/RV park, the name(s) and address(es) of the owner(s), the developer, if applicable, and the registered surveyor, engineer or architect who designed the park.

    2.3.

    Date, bar scale, and North arrow.

    2.4.

    The boundary line of the tract with accurate linear and angular dimensions drawn to scale and the area of the park in square feet or acres.

    2.5.

    Location of all MH/RV spaces and stands identified by space number.

    2.6.

    A detailed drawing of a typical MH/RV space to a scale of not larger than one inch equals ten feet showing the location of the MH/RV stand and construction thereof, utilities and the MH/RV utility connections, patio, footings, walks, parking spaces, driveways, outside lights (if applicable), set back requirements, refuse racks (if applicable), location of septic tank, drain field and repair area, or point of contact to public system, and all other improvements.

    2.7.

    Locations and uses of any proposed buildings and building lines.

    2.8.

    Name, location, and dimensions of all proposed roads, including the location and dimensions of all alleys, driveways, entrances, exits, and walkways. The proposed method of road surfacing or stabilization must be provided.

    2.9.

    Vegetative buffering plan at a scale between one inch equals 40 feet and one inch equals 100 feet.

    2.10.

    Location and dimensions of all recreation areas, open spaces, and parks, with proposed improvements indicated.

    2.11.

    Plans of proposed utility layouts (sewer lines, septic tanks, septic tank drainfields and repair areas, and water lines) showing connections to existing or proposed utility systems. Where public sewer is not available, a copy of the operations permit from the county health department shall be submitted with the MH/RV park plan. When a park is served by a community or non-community well, a copy of the well permit from the county health department shall be submitted with the MH/RV park plan approval.

    2.12.

    Location of all garbage receptacles with design of garbage stands or racks indicated.

    2.13.

    A general plan for all electrical installations, which shall include the location and intensity of street lights.

    2.14.

    Location of identification signs.

    2.15.

    The flood zone, if any, shall be shown.

    2.17.

    Signature and seal of person or firm responsible for the plan.
